What most Sellers also don't realize is WHY the most play is in the first 30 days of a new listing. That is because there is an existing pool of Buyer's laying in wait for new inventory that might fit their needs. Once that group has seen the new listing, and if it is overpriced, they are gone, generally forever. Further, the property gets stigmatized with the Broker/Agent community, which is about the last thing you want to happen.
